REALTOR® MEMBERSHIP APPLICATION FEE: $200 (One time fee)
REALTOR® OFFICE TRANSFER FEE: $25
REALTOR® BOARD TRANSFER FEE: $50

ACTIVE (1) - Individuals who, as principals, partners, corporate officers or trustees, are engaged actively in the real estate profession, including buying, selling, exchanging, renting or leasing, managing, appraising for others for compensation, or financing, building, developing or subdividing real estate, and who maintain or are associated with an established real estate office. All persons who are partners in a partnership, or all officers in a corporation, or all trustees of a trust who are engaged actively in real estate practice within the jurisdictional territory of the Board shall qualify for Active Membership only, and each is required to hold Active Membership individually in this Board.

ACTIVE (2) - A person who is an employee of, or associated with an Active (1) Member and who does not have a proprietary interest in the firm. Applicant must be sponsored by the Active Member who represents his or her firm, and shall have all rights and privileges of Active Membership.

SECONDARY MEMBERSHIP - Application Fee - $TBA ANNUAL DUES: 2010 TBA

Active Secondary Members shall be individuals who are engaged in the real estate profession and a member of another Board which is a member of the NATIONAL ASSOCIATION OF REALTORS®, hold the required form of membership in such Board, and desire to obtain the services afforded the members of this Board.

AFFILIATE MEMBERSHIP - Application Fee - $TBA ANNUAL DUES: 2010 TBA

Affiliate Members shall be real estate owners and other individuals who, while not engaged in the real estate profession as defined above, have interest requiring information concerning real estate, and are in sympathy with the object of the Board.

NON-MEMBERS

The Designated REALTOR® is assessed an amount equal to the NAR, MAR, and Eastern Middlesex Association of REALTORS® dues (2010 TBA) for each salesperson employed by or affiliated with their office, who are not Members of a REALTOR® Association.

Payment of the assessment is part of the Designated REALTORS® dues structure, and does not entitle the non-member to any services of the Board or membership in the Board.

PAYMENT OF DUES

Board Membership is from January 1 to December 31. All applications must be accompanied with the application fee and that portion of a year's dues indicated by the quarter in which the application is approved.

Each Primary Active Member of the Eastern Middlesex Association of REALTORS®, Inc. shall be entitled to membership in the NATIONAL ASSOCIATION OF REALTORS® and the Massachusetts Association of REALTORS®.

No dues shall be rebated in the event of resignation of Membership.

Dues are non-refundable.

QUALIFICATION AND ELECTION

An applicant for Active Membership shall supply evidence satisfactory to the Membership Committee that he/she is actively engaged in the real estate business; has a sound credit rating; shall complete a course of instruction covering the Bylaws and Rules and Regulations of the Board, the Bylaws of the State Association and the Constitution and Bylaws of the Code of Ethics of the NATIONAL ASSOCIATION OF REALTORS®, and shall pass such reasonable and nondiscriminatory written examinations thereon as may be required by the Committee, and shall agree that if elected to membership, he/she will abide by such Constitution, Bylaws, Rules and Regulations, and Code of Ethics.

Individuals who are engaged in the real estate profession other than as a principal, partner, corporate officer, or trustee, in order to qualify for Active Membership, shall at the time of application be associated either as an employee of or as an independent contractor with an Active Member who maintains an established real estate office and shall satisfy the following requirements: (1) The applicant must make written application for REALTOR® Membership to the Board: and (2) must subscribe (a) to the REALTORS® Code of Ethics, and (b) to the Constitution, Bylaws, Rules and Regulations of the Board, the State Association, and the National Association; and, if required, satisfactorily complete a reasonable and nondiscriminatory written examination on such Code, Constitution, Bylaws, Rules and Regulations.

The Membership Committee shall give written notice to the Active Members of all applications for membership and invite written comment thereon. Thereafter, within two months after publication in the bulletin, the Membership Committee shall report its recommendation to the Board of Directors.
